We know that navigating the short-term rental permitting process can be overwhelming. Paid permitting: if we have not filed your Metro STR permit application within 14 days, the $1,000 service fee is refunded. The 14 days start once we have every document we have asked you for and access to the home for the inspection — not before. Metro decides the outcome on their own timeline; the city publishes no processing time and we do not invent one. Metro’s own fees are not part of that refund; they are listed below.

Gather necessary documents: proof of ownership, residency (if needed), site plan, floor plan, insurance, and signed compliance affidavit.
Notify neighbors for non-owner-occupied properties and provide proof of notification.

Schedule and pass the property inspection for safety and zoning compliance.

What Metro charges
The city’s fees, in full
These are not ours and we do not mark them up. They are the same whether you file yourself, use us, or use anyone else. We list them because “city fees excluded” is not an answer.
- $313 — the permit
- Paid to Metro Codes, and due when your application is approved, not when it is filed. Exact cash or a check, or a card with a 2.3% processing fee on top. The renewal is $313 again, every 12 months.
- $15 or $30 — the business licence
- A separate County Clerk licence that catches people out. Nothing under $3,000 of annual gross. From $3,000 to $99,999 it is a Minimal Activity licence, annually. Above $100,000 it is a Business Tax licence. The two figures are the General and Urban Services District rates.
- The inspection — paid to the inspector
- A TN-licensed architect, engineer or home inspector has to certify the home, and Metro will not issue a permit without it. That is a third-party cost, not a Metro fee, and third-party quotes for a general inspection run a few hundred dollars. We book it; you pay them directly.
Verified against nashville.gov on 7 September 2026. Metro changes fees without much notice, so we re-check these — if you spot one that has moved, tell us and we will fix it. Hotel occupancy and sales tax are separate again, and ongoing rather than one-off.
